- Homes: 1,200-3,000+ sqft. Single-story (most). Low maintenance yards. HOA covers exterior and common areas. Resale homes: $250K-450K. New builds (limited lots remaining): $350K-600K.
- Amenities: 3 golf courses (Cowan Creek, White Wing, Legacy Hills), 3 recreation centers, indoor/outdoor pools, fitness centers, tennis/pickleball courts, softball field, bocce, horseshoes.
- Clubs: 100+ clubs — billiards, bridge, ceramics, choir, cycling, dance, fishing, genealogy, hiking, model railroad, photography, quilting, RV, stained glass, theater, woodworking. If you can think of it, there's a club.
- HOA: ~$200-250/month. Covers common area maintenance, amenity access, and community events. One of the best values in 55+ living.

Other ways inThe Oaks at Georgetown
Newer 55+ community by Pulte. Smaller than Sun City, modern designs. Homes from $300K. Clubhouse, pool, fitness. A good alternative if Sun City feels too big.
Non-55+ Georgetown
You don't have to live in a 55+ community. Georgetown proper has beautiful older homes near the square ($350-600K), plus newer developments throughout. Small-town feel with Austin access.
