Retiring in Georgetown

Georgetown is the #1 retirement destination in the Austin metro. Sun City's 9,600 homes, a charming historic square, and all of Austin 30 minutes away. Here's everything you need to know.

Why Georgetown?

Sun City

Del Webb's flagship 55+ community. 9,600 homes. 3 golf courses. 50,000 sqft fitness center. 100+ social clubs. Pools, tennis, pickleball, woodworking, pottery, dance, hiking. Homes: $250K-600K. The gold standard of active adult living in Texas.

Historic Downtown Square

The most beautiful town square in Texas. Victorian architecture, independent shops, restaurants, art galleries. The Palace Theatre (live performances). Farmers market on Saturdays. Walkable, charming, and thriving.

Cost of Living

Median home: $350-500K (30-40% less than central Austin). Property tax: ~2.0% (Williamson County). No state income tax. Groceries: H-E-B keeps prices reasonable. Overall 15-20% cheaper than Austin proper.

Healthcare

Baylor Scott & White Georgetown (full hospital). St. David's Georgetown (ER + specialty). Multiple urgent cares and medical offices. 30 min to Austin's major hospitals (Dell Seton, St. David's main). VA clinic in nearby Cedar Park.

Sun City Deep Dive

Sun City Georgetown is the largest active adult community in Central Texas. Built by Del Webb starting in 1995, it's a self-contained world:

Beyond Sun City

The Oaks at Georgetown

Newer 55+ community by Pulte. Smaller than Sun City, modern designs. Homes from $300K. Clubhouse, pool, fitness. A good alternative if Sun City feels too big.

Non-55+ Georgetown

You don't have to live in a 55+ community. Georgetown proper has beautiful older homes near the square ($350-600K), plus newer developments throughout. Small-town feel with Austin access.

Georgetown vs Other Retirement Spots

vs Lakeway

Lakeway is more expensive ($600K-1M+), more upscale, lake access. Georgetown is more affordable, more community-oriented, better downtown. Georgetown wins on value; Lakeway wins on luxury.

vs San Marcos / New Braunfels

Cheaper housing but less healthcare, smaller towns. Georgetown has the better hospital, better square, and better 55+ options. San Marcos has the river; New Braunfels has Gruene Hall.
